Energy Preformance Certificates (EPC)

As of the 4th January 2009 all properties on for rental will require an Energy Preformance Certificate (EPC).  If your property is let come the 4th January 2009 you will only require to provide and EPC once the property is up for remarketing. The certifcate provides information on the energy efficiency of a building and will suggests cost effective improvements.

The EPC will be valid for 10 years and cannot fail.  The ratings will range between A-G with A being the most efficient.

Why do we need EPCs?

1. Required under EU legislation
2. Energy Performance of Building Directive (EPBD)
3. Area devolved to Scotland so have been implemented separately to other parts of the U.K
4. For information and awarness purposes only

There will be various companies who will be qualified to provide these certificates and Fineholm is currently looking into costings.
